Moyie River Ranch Resort is a recreation property located at the Junction of Highway 3 and Highway 95 – just past Yahk – on the way to Creston.  The site offers serviced lots (power, sewer, water).  Some lots are on the river, others are in the forest.  The lots average 30 feet of frontage and range in depth from 100 to 200 feet.  The prices range from $ 21,000 to $68,000 for the forest lots.  The prices range from $38,000 to $57,000 for the riverfront lots.  There is an annual fee of  $950 for the serviced lots – which covers water, sewer, power, property taxes, and common area maintenance. 

Most people will set up an RV on their lot – but the developer is not opposed to cabins if there is approval from the Regional District.  All dwellings must be approved by the Developer to maintain the park theme.   

The Moyie River runs out of Moyie Lake – about a 15 minute drive from this site.   It is about 30 minutes to Creston, and on to Kootenay Lake – and about 10 minutes to the US border at Kingsgate. 

 The property is fairly level – has some meadow and lots of trees.  In the spring the river is quite full – but in the summer it goes to about half the size and is a great place to set up your lawn chair and soak your feet.   The main office building is now under construction – future plans will have a hostess there to greet you, a convenience store on site, and plans for a swimming pool.

 There has been a lot of interest in winter use of the sites – so each site has been outfitted with a frost free valve on the water system to accommodate winter visits -- just one of the changes, not thought of in the original plan.  Future changes can be accomplished by the shareholders as a group -- see the system is already working. 

 Moyie River Ranch Resort is a Joint Venture – some people call it a co-op sale / some a share sale.  It is an affordable way to own recreation property in this time of rising property prices.  Basically – it is a group of people who get together as shareholders to enjoy the property.  How it works – is you buy a share in the Company – and for that investment you get exclusive use of your lot.   You can use the lot as long as you like, and when it is time to move on, you can sell the share that represents your lot.   The shareholders form an association – they vote on rules, budget, and improvements (much like a condo association).  When you want to sell your lot – you put a price on it – offer it first to the shareholders – and if no one from within the group wants to buy it within 7 days --  you are free to offer it to the public.

 With the price of recreational property – this is a viable and affordable opportunity – and may be the way of the future for many people trying to break in to the recreational property market.
